Q: How do I apply for a rental property?
A: You can complete an application online via the Appfolio app. Please submit all required documentation, including proof of income and references.
Q: Is there an application fee?
A: Yes, a non-refundable application fee of $50 is required to process each application.
Q: How long does the application process take?
A: Typically, 5 business days, depending on reference and credit verification.
2. Rent & Payments
Q: When is rent due?
A: Rent is due on the 1st day of each month.
Q: What payment methods are accepted?
A: We accept checks, Appfolio payments, and automatic bank transfers.
Q: What happens if I pay late?
A: Late payments may incur fees as outlined in your lease agreement. Consistent late payments can affect your tenancy.
3. Maintenance & Repairs
Q: How do I submit a maintenance request?
A: Submit requests online via the Appfolio app, by email, or by calling the office. Please provide a detailed description and any photos if necessary.
Q: What qualifies as an emergency repair?
A: Emergency repairs include issues that pose immediate risk to health, safety, or property, such as gas leaks, water leaks, or electrical hazards. Call the office immediately.
Q: How long does it take to complete maintenance requests?
A: Non-emergency requests are typically addressed within 3 business days. Emergency repairs are addressed as soon as possible.
4. Lease & Policies
Q: Can I have pets?
A: Pet policies vary by property. Refer to your lease agreement or contact the office for specific rules.
Q: How do I renew my lease?
A: Renewal notices are sent 30 days before lease expiration. You can confirm your intent to renew through your Appfolio tenant portal.
5. Moving & Security Deposits
Q: How do I schedule a move-in or move-out?
A: Contact the office to coordinate a walkthrough. Move-out notice can be completed on the Appfolio app by going to the menu and contact us page.
Q: When will my security deposit be returned?
A: Deposits are returned within 30 days after move-out, minus deductions for damages beyond normal wear and tear.
6. Communication
Q: How will I receive updates or notices?
A: Notices are sent via email or the Appfolio app. Emergency alerts may also be sent via text if provided.
